Renting your home to adult productions.
You can host adult productions at your Los Angeles home if you are comfortable with it and the shoot is run properly. The key protections are approving each production yourself, the production's own insurance certificate, a private address, written house rules for crew size, neighbors and damage, and productions that handle their own permits and records.
How hosting works with us
- You approve. You choose which productions use your home. Nothing is listed without your approval.
- We review every request. Productions confirm that every performer is 18 or older with valid ID, that they keep the records federal law requires, that they carry insurance and that they get any permits needed.
- We handle scheduling. Requests, calendars, access and communication go through us, and we are on site or on call for every booking.
- Your address stays private. We never publish street addresses. A production receives it only once a booking is confirmed.
Insurance
Every production carries its own general liability insurance for the full booking and sends a certificate of insurance before the first shoot day, and we may ask that the certificate name additional insureds. Separately, ask your own insurance agent how your homeowner's policy treats commercial use of your home, so you know where you stand before the first booking.
Permits and your permission
Film permits are the production's responsibility. In the area FilmLA serves, its permit terms require permission from the owner for property the permit authority does not control, and a permit is not effective until the permittee submits evidence of general liability insurance. FilmLA also calls it a myth that no permit is needed on private property. If a production asks you to sign a location agreement or permission form, read it carefully and ask your own attorney if anything is unclear.
What the production is responsible for
Performer age records under 18 U.S.C. 2257, any County public health permit the Department of Public Health requires, film permits and workplace safety all belong to the production. Adult Content Locations provides locations only and does not hire, manage or keep records for performers. Our compliance guide explains each item.
Neighbors
Neighbors are the most common source of trouble for content houses. NBC4 reported neighbor complaints about a content house in Encino in June 2026. Every booking with us follows written rules:
- A crew limit for your home, cast and crew together.
- Noise kept down and considerate parking, following the parking instructions we give.
- No scene visible to neighbors or from the street unless approved in writing before the shoot.
- Only the rooms, areas, dates and times in the approval.
- No smoking and nothing illegal on the property.
Care of your home
Productions must protect floors, walls and furnishings, report any damage right away, return furniture to its place, remove all equipment and rubbish, and leave the home clean. The production is responsible for the cost of repairing damage it causes.
Photos for your listing
Listing photos show the home only: rooms, styled spaces, the pool and exteriors that do not reveal the address. Nothing explicit is ever shown on this site.
Getting started
Share a few details on the list your home page. There is no commitment, we only need the city or neighborhood to start, and we will reach out to talk through whether your home is a good fit.
