Content house rentals in Southern California: beyond Los Angeles.
Outside Los Angeles, renting a house for an adult or creator content shoot is harder than it looks. Irvine and Temecula ban short-term rentals outright, Palm Springs requires a city film permit even on private property, and San Diego caps whole-home rental licenses. Whatever the city, the shoot still needs an owner who has approved adult production in writing.
Why the city matters for a shoot
Two separate rules apply to a shoot at a rented house. The city's short-term rental rules decide whether the house can be rented for a few nights at all. The film permit rules decide whether a commercial shoot can happen there. A house can pass one and fail the other, and the owner's written approval for adult production is a third requirement on top of both. Our Airbnb guide explains why platforms are not the answer.
Orange County
Orange County has some of the strictest short-term rental rules in Southern California:
- Irvine prohibits short-term rentals in all residential zones and bans advertising them, with fines of $1,500 a day (City of Irvine).
- Huntington Beach issues new permits only for hosted rentals, where the owner lives on site.
- Costa Mesa adopted an ordinance prohibiting short-term rentals in 2021.
- Laguna Beach keeps short-term lodging out of residential zones, except owner-occupied home-shares.
In practice, a creator who books an Orange County vacation rental for a shoot is usually breaking the platform's rules, the owner's rules or the city's. A day booking at a private home whose owner has agreed to the shoot avoids the overnight rental question, but the shoot still needs any film permit the city requires.
Palm Springs and the desert
Palm Springs is popular for its mid-century homes and pools, and it is clear about filming. According to the Palm Springs film office, a city film permit is required for all filming on both public and private property. Apply at least three business days ahead, carry $1 million in insurance naming the City, notify everyone within 300 feet at least 72 hours before, and film between 7 a.m. and 10 p.m. A motion picture permit is $184 plus $49 a day; stills are $92 plus $18 a day. New vacation rentals there are also capped by neighborhood and by contracts a year.
San Diego
The City of San Diego licenses short-term rentals in tiers. Whole-home licenses are capped at 1% of housing units, with 807 left on October 23, 2026, and Mission Beach is full, according to the City Treasurer. Licensed whole homes need a two-night minimum, so a one-day shoot is not a rental stay. The city's film office handles filming authorization.
Why most shoots stay in Los Angeles
Los Angeles has the deepest supply of homes, crews and people who know how adult production works, and the San Fernando Valley has been its center for decades. FilmLA handles permits for the City of Los Angeles and much of the County, with standard residential hours of 7 a.m. to 10 p.m. Our LA compliance guide lists what a production needs.
Adult Content Locations lists private Los Angeles homes whose owners have approved adult production in writing. Members see full galleries, rates and open dates. Shooting somewhere else in Southern California? Tell us what you need and we will tell you honestly whether we can help.
Quick answers
Can you film adult content in an Orange County Airbnb?
Usually not. Airbnb requires the host's documented permission for commercial filming, and several Orange County cities, including Irvine and Costa Mesa, prohibit short-term rentals entirely. Book a private home whose owner has approved adult production in writing, and check the city's film permit rules.
Do you need a film permit to shoot at a private house in Palm Springs?
Yes. Palm Springs requires a city film permit for all filming on public and private property, with at least three business days' notice, $1 million in insurance naming the City and notice to neighbors within 300 feet.
Is Airbnb legal in Irvine?
No. Irvine prohibits short-term rentals in all residential zones and fines violations up to $1,500 a day.
Where is the easiest place in Southern California to rent a house for an adult shoot?
Los Angeles, and the San Fernando Valley in particular, has the most homes and crews used to adult production, and FilmLA permits are routine there. The key is still a home whose owner has agreed in writing.
